Leasing Coordinator

Under the direction of the Assistant Manager, Leasing, the Leasing Coordinator will play an integral role in the complete leasing life cycle process. This includes being the first point of contact with our prospective tenants and providing a friendly, personable, and positive initial experience over the phone, through email, text or in person.



This role will work the following schedule:  Tuesday: 10am to 6:30pm, Wednesday: 11am to 7:30pm. Thursday to Saturday: 10am to 6:30pm. (Days off Sunday and Monday)



Key Responsibilities:

Respond to all inquiries via all forms of advertising and communication, including website, email, social media, phone, text, CRM and in person, while presenting properties and amenities in a positive light that encourage prospective tenants to engage in a lease with Forthright.
Schedule and confirm showing appointments.
Conduct showings and tours, highlighting features and benefits of available rental units.
Host Lease-up tours in show suites and assess show readiness/cleanliness of suites.
Receive security deposits and process applications as received.
Prepare lease documents and move in packages, accurately and timely.
Follow-up with prospects who attended recent showings, submitted inquiries and those added to waiting lists.
Guide tenants through the lease signing process and be well versed in all leasing documents, having the ability to confidently explain terms and answer questions or concerns.
Conduct Unit Condition Reports during move-in and move out appointments, take photo documentation and address important information such as use of the Resident Portal, the Resident Reference Guide, important contacts etc.
Stay informed about local property rental markets, trends, and competitors’ offerings to better understand and communicate rental rates.
Update all internal reports associated with Leasing.
Market rental units in line with corporate standards.

Qualifications:

Post-secondary/formal education or training in a related field is required.
Experience with Microsoft Office Suite programs and webmail applications is required.
Exceptional customer service is required with experience in sales, negotiation, and customer care.
Ability to build trusting relationships with prospective tenants leading to successful tenancies. 
Exceptional communication, tactful in approach, have the ability to redirect focus and transform negative perception into positive rewards.
Class 5 driver’s license required. Driving includes travel to properties located in Winnipeg and surrounding areas. Must have access to a reliable vehicle.
Exceptional problem-solving abilities expressed through informed independent decision making is required.
Exceptional organizational skills and a high level of attention to detail is required.
Experience with property management software (Entrata) is an asset.
