The Maintenance Technician is responsible for assisting tenants by performing both planned and unplanned general building, property repairs, maintenance, and minor appliance repair.
Responsibilities:
Perform routine and scheduled maintenance tasks across multiple properties
Troubleshooting and repairing basic plumbing, heating problems
Troubleshooting and completing repairs on windows, blinds, doors, switches, plugs, appliances, equipment, and fixtures
Perform painting, drywall patching, mudding, taping, carpentry, carpet and flooring repairs and replacements and plumbing duties with an emphasis on quality and durability.
Ensure communal areas and property exteriors are clean, well-maintained, and meet safety standards
Record inventory used through inventory management system
Ensure that safety systems such as fire extinguishers, hydrants, alarms, and emergency exits are in excellent working condition
Recommend and request repairs that require specialized technical skills
Maintain a safe and clean working environment, adhering to all procedures, rules, and regulations
Maintain building exterior including basic grounds maintenance as required
Conduct regular inspections of the property to identify areas needing attention
All responsibilities are completed according to safety, preventative, predictive and prescriptive maintenance technologies, while adhering to company processes to support the achievement of the site’s business goals and objectives
Other duties as assigned
Qualifications:
A valid, unrestricted Manitoba Class 5 Drivers License and reliable vehicle is required
Clear Criminal Record is required
Minimum of six (6) months previous experience in a Maintenance Technician or Handy Person role preferably in a property management or residential setting
Experience using computers, smartphones, and tablets; used for email, electronic work order applications, time sheets
Excellent customer service and professionalism
Excellent communication (both verbal and written), interpersonal and organizational skills
Basic understanding of Manitoba safety regulations and practices
Knowledge of hand and power tools/repair equipment, as well as building mechanical systems
Advanced ability to independently troubleshoot and problem-solve
Ability to stand for extended periods and lift/maneuver fifty (50) pounds without assistance
Ability to work evenings and weekends as required
Ability to work on-call on rotational basis to respond to emergency issues promptly
Ability to work inside/outside in all weather conditions
Ability to work at heights and/or confined spaces
